1. Why Geelong Homes:

Vinmar Homes is a 100% family owned and operated business. Vinmar Homes is operated
by the same people who pioneered the business from the start. With over 21 years
experience we can provide advice on all aspects of building and internal design. Our
experienced staff, provide 100% customer service. Dealing with the builder direct, means no
middle man and no misunderstandings.

Vinmar Homes can build to suit your individual lifestyle with a range of plans available to fit
your budget without compromising quality. You may already have your own ideas and plans
in mind, either way we welcome the opportunity to build for you.

Our homes are completed with outstanding quality products throughout, purchased locally
from our valued suppliers, and with the services of the most outstanding trade people and
sub-contractors in the area. We only employ local tradesman therefore ensuring profits and
turnover are spent locally. Nothing but the best is acceptable. Working as a team we can
assure our clients that their new home will be something we can all be proud of.

2. Personalised Design:

All of our floors plans are designed in consultation with our clients. Therefore any floor plan
may be altered to suit your specific family needs. Simply bring your ideas, sketches or
photographs and the experienced staff will help create your dream home. Our homes
feature a number of luxurious inclusions which other major builders charge extra for. Our
range of house designs is extensive. We offer you a personally designed home to suit your
land, lifestyle and budget.


3. Pricing:

Each building site is individual with a variety of variables that can affect site costs, for this
reason we offer a no obligation pricing service that is relevant and reflects the site
conditions of your block. If you are considering purchasing land, be sure to have us look at it
first and we will be more than happy to give you our opinion and give you a sales estimate.


4. House & Land Packages:

Our house and land package is the easy and hassle free way of building your very own brand
new home. We have many house and land packages available throughout Geelong and
District.

We offer Free site assessment and help with land choice, Free quotes and estimates
available promptly on all our homes and Extensive Home Design range we will build ANY
size home, whatever the budget we’ll build a package to suit you..


5. Finance:

Finance is available to approved purchases through our many different Lenders. 95% Home
Loans are also available plus the Government Grant for first home buyers which is $22,500
until 30th June, 2010.


6. Warranty:

Vinmar Homes provides a 7 year structural warranty ~ the house construction along with a 3
month maintenance period to correct any problems.


7. Payment:

These are payments you make at the completion of each stage of construction and
calculated as follows: - Payment for the construction of your new home is calculated by the
below percentages. An invoice is prepared and sent to you at the completion of each stage.

Deposit 5% ~ $2,000 initial deposit and balance at contract return
Base (Slab) 20%
Frame 20%
Lock-up 25%
Fix out 20%
Completion 10% ~ All adjustments are made against final payment

8. What we require:

Before Vinmar Homes can obtain a building permit & start construction on your home, we
will need from you a copy of your land title.

Other requirements before we start on site are:

  • Written proof of finance to complete construction
  • Clear & correct boundary pegs to define the boundary.

9. Building Process:

At Vinmar Homes we make the entire process of building a new home easy, combined with
clear pricing structure.

Steps to building:

  1. This is as easy as choosing a design from our range that best
    suits your wants, needs.
  2. Meet with our friendly sales consultant to select a design from our range that
    best suits your wants and needs. We will arrange an estimate of cost to build
    the home including your personal requirements. Once you have settled on a
    design and how you want the home positioned on the block, Vinmar Homes
    will require an initial deposit to proceed from here.
  3. We take between 2 – 4 weeks to prepare preliminary drawings; we then get a
    set to you to review and make any amendments if required.
  4. Once your plans have been corrected we prepare a complete building
    contract. Our contracts are easy to understand, comply with the “Domestic
    Building Contract Act” and contain all the relevant information including
    pricing and specifications. This will help you understand exactly what you are
    getting.
  5. You will receive 2 copies of your building contract. We strongly advise that
    you take the time to sit down with your Sales Consultant to go through the
    contract with them when to answer any questions you may have.
  6. Now the fun starts, colour selections etc.. but our qualified staff are there to
    help every step of the way.
